AMERICAN PROPERTY ENTERPRISES has been active in the Southern California, Arizona, and Nevada real estate markets since 1985, focusing upon the development of office, industrial, retail and multifamily residential properties. During this time the Company has acquired existing, value-added properties for renovation and/or repositioning and also developed speculative commercial and residential properties from the ground up. A hallmark of the Company since its inception has been the diversity of its investments; with the knowledge and successful experience gained from developing a variety of property types, the Company is exceptionally well-positioned to identify and successfully execute mixed-use development and redevelopment projects.
AMERICAN PROPERTY ENTERPRISES was founded in San Diego in 1985 by J. Stephen Quinn, President and Chief Executive Officer. The Executive Management Team includes; Michael W. Mulvehill, Sr. Vice President of Commercial Properties, and Jill A. Ostrom, Sr. Vice President of Property Management.
The Company specializes in the following:
- Acquisition of existing income properties in which significant potential upside value exists following rehabilitation, market repositioning, redevelopment of existing uses, and/or mapping for development of alternative uses such as multifamily or mixed-use projects.
- Development of new income properties, including office, industrial, retail and apartments.
- Development of new for-sale residential and commercial condominiums.
- Provision of commercial and multifamily residential property management, leasing and consulting services to private and institutional investors.
Major institutional debt and equity investors in company projects have included AEGON Insurance Company, Bank of America, City National Bank, City of San Diego Employees Retirement System, Hearthstone Advisors, Heller Financial (now GE Capital), LaSalle Bank, Merrill Lynch Capital, Metropolitan Life, Mitsubishi Bank, Pacific Western Bank, Principal Life, Real Estate Capital Partners, San Diego National Bank, and Wells Fargo Bank.
The Company is currently seeking new investment opportunities in the southwestern United States including existing value-added commercial and residential property acquisitions, redevelopment sites, land, and both fee and speculative commercial and multi-family development projects.
Both individually and as a group, our Staff members are actively involved as leaders and volunteers for numerous local charitable and civic organizations as well as local, state, and national trade associations. For example, the Company has annually sponsored the cost of materials and its staff has provided the volunteer labor to construct 1 or 2 small homes for Project Mercy, a volunteer effort by the San Diego real estate industry which results in over 40 new homes built free each year for our less fortunate neighbors in Tijuana, Mexico. Other community involvement includes leadership roles and participation in the La Jolla YMCA, San Diego County YMCA, San Diego Housing Federation (affordable housing advocacy), USD Burnham-Moores Center for Real Estate, San Diego County Building Industry Association (“BIA”), the California BIA, NAHB, NAIOP, ULI, etc.
